Hiring someone to manage your property can be tricky! You want someone who is responsible and trustworthy, someone who will care for your investment properly. Here are some tips when looking for a new property manager:


  1. Get referrals. Ask your friends and family for recommendations. Chances are, if they’re happy with the person or company, you likely will be too. Ask more than one person though, just in case the one person is particularly biased.


  1. Look online and do some research. Read the online reviews. See what other people have to say about the company or the individual. 


  1. View their portfolio. Take a look at properties they are or were managing. You can find out some great things if you talk to the tenants. Ask questions like:


  • Do you feel like your complaints are addressed? 
  • How long does it take for a repair or maintenance issue to be fixed?
  • Is the building clean? 
  • Is the building quiet? 
  • Do you plan on signing a new lease? Why or why not? 


These questions will help you decide if the current tenants are happy with management’s performance.


  1. Ask for their license and certification. Make sure they have some type of legitimate property management license. Ensure it is active and up to date. 


  1. Take time to review your agreement or contract. You want to make sure that your expectations are clearly outlined and that you’re not getting ripped off. Check for extra fees and ask for explanation if you need clarification on any part of the document. If it’s too cumbersome to read, ask a friend or family member to review it with you.
